East Village precinct in East Bentleigh. Mixed use precinct and a secondary school, including a Town Centre, Central Park.

Overview

The East Village precinct, approximately 24 hectares bounded by North Road, East Boundary Road, Virginia Park and existing residential development on the east side. The precinct consists of 52 parcels of land with 27 individual landowners.

The southern and eastern boundaries of the precinct will accommodate contemporary residential buildings to manage the transition in terms of intensity and scale to existing neighbourhoods within Bentleigh East. A new government school, to be located in the south-east corner of the precinct, will activate the area and service the future and existing community. The precinct will facilitate an extension and upgrade to Marlborough Street Reserve, along with localised improvements to Virginia Park.

Scope

Rokon have been engaged by Fordtrans to complete Stage 1 early works package for their privately owned land sub-division as part of the East Village precinct. The planning permit for the East Village development required the services component of this package of works to be completed by September 2021, this was driven by the construction of the school which was due to open in Jan 2022. Rokon were required to install all services before commencing the construction of the road.

Works included:

  • Approx. 800m x 300mm & 225mm Sewer
  • Approx. 900m x Stormwater Drainage more than 3m deep
  • Approx. 400m of dual carriageway Road
  • Intersection works including lighting

Outcome

The heart of the village will be a vibrant local town centre focused around a dynamic town square and central park, with quality local shopping, dining and entertainment options that meet the daily needs of residents and workers, and encourage social and recreational experiences. New community facilities will be provided centrally to the precinct to ensure that residents and workers have access to high quality community services, and to further activate the vibrant civic spaces.
